After months of negotiations, Magruder Eye Institute is officially under contract to purchase roughly one acre of land in the Ravaudage development, moving its headquarters to a new 42,000-square-foot medical office building the eye institute plans to begin constructing this year.
For 23 years, Magruder Eye Institute has been conducting business out of its Orlando headquarters at 1911 N. Mills Ave. With aims to upgrade its patient experience, improve flow, and create a shorter doctor’s visit, Magruder plans to open its new office in August 2022.
The new headquarters, which will be located south of the SpringHill Suites along U.S. 17-92, will not only provide space for Magruder’s 65 current employees, but will also accommodate the 40 additional jobs the eye institute looks to fill in the future. According to a recent article in the Orlando Business Journal, the project will stand as one of the largest office deals in Winter Park.
Earlier this year, Magruder released preliminary plans for a new two-story, 32,000-square-foot medical office at the Skycraft Parts & Surplus property. However, due to zoning and permitting concerns, the institute requested to postpone its public hearing and the Winter Park City Commission ultimately declined Magruder’s plans for construction. Earlier this month, on March 10, Magruder withdrew its application for the project.
The team for the project includes Kalamazoo-based architect Eckert Wordell, Apopka-based FINFROCK as general contractor, and Ocoee-based LMG Construction Services. Nick Fouraker, principal of 4Acre Commercial Real Estate, represented Magruder in the deal.
Developer Sydgan Corporation has worked on the $20 million Ravaudage project for nearly two decades in hopes of attracting Winter Park office tenants. Magruder will be the first major office deal to sign on for the development.
