Lakefront real estate always attracts attention, but the local market made news with three properties selling for a combined total of $30.95 million on the same day.

The estate at 1461 Via Tuscany has had several notable owners including Indiana Supreme Court Judge Leonard J. Hackney and former Orlando Executive Airport owners, the Showalter family. In 2004 it became the home of the late Harvey Massey and his wife, Carol. Massey is best known for founding Massey Services, Inc., his service to the community, and the charitable efforts of the Harvey and Carol Massey Foundation.

Fannie Hillman & Associates agents Nancy Bagby, Julie Bagby Williams, and SueAnn Rand (aka The Bagby Team), posted the $16 million listing on May 18 of 2023 and recorded the $9.25 million sale on March 29.

“Our team has had more transactions, higher volume, and sold more real estate so far, year to date, than this time in 2023,” Julie Bagby Williams told the32789. “And we hope this trend continues.”

Casa del Mondo

Winter Park power-couple and space travelers Marc and Sharon Hagle also sold their 1220 N. Park Ave. estate on March 29. Listed by Premier Sotheby’s International Realty and known as Casa del Mondo, the property boasts 16,608 square feet of total living space on four acres by the shore of Lake Maitland. The home was once owned by Edyth and Archibald Bush and had the distinction of being the city’s most expensive home after its $15.9 million price, listed in the summer of 2022, was raised to $17.4 million in March of 2023. Orlando Business Journal reports the home sold off-market for $12 million.

Local and national numbers

The Central Florida economy and quality of life continue to motivate prospective home buyers. An April 4 Redfin report notes the median U.S. home sale price for March as $376,223 – up 4.7% from the same time last year. According to the Orlando Regional Realtor Association, the median sale price for the Orlando-area market in February was $377,000 – a year-over-year increase of 5.3% and a 4.7% jump from January of this year. Orlando-area inventory numbers for February marked a year-over-year increase of 54.6% with a 4.5% increase from the previous month.

The Winter Park Chamber of Commerce Prosperity Scorecard lists the median single-family home price for the fourth quarter of 2023 as $997,500 in area code 32789 while condos and townhomes averaged $779,900. Area code 32792 recorded a median single-family home price of $515,000 with condos and townhomes averaging $202,500.

“There are many factors affecting the market and motivating people to move here,” said Julie Bagby Williams. “But from what we’ve seen, there’s a lot to be optimistic about if you’re a buyer or a seller.”
