City to Consider McCraney Headquarters Proposal Near Seven Oaks Park

Winter Park may have lost its bid to acquire the former Bank of the Ozarks property, but the 1.9-acre site will be back in the spotlight next month when the new owners present a proposal for its development.

Three public hearings have been scheduled to discuss a request from McCraney Property Company for conditional use approval to build a three-story, 29,500-square-foot commercial office building at 1100 N. Orange Ave. As previously reported by the32789, the company won the local bidding war for the property in September with the intent of relocating its headquarters.

Founded in 1989, McCraney Property Company is one of the country’s most active developers of industrial real estate, including e-commerce fulfillment and distribution facilities, with properties in Florida, Georgia, North Carolina and South Carolina. Its current corporate headquarters is currently listed in Orlando.

An Orlando Business Journal story states that McCraney would only occupy 7,000 square feet of the building’s Class A office space, leaving the rest up for lease. According to the Winter Park Chamber of Commerce Prosperity Scorecard, Winter Park office space is at a 6% vacancy rate with a price of $29.84 per square foot as of August 15, 2023.

The first public hearing on the proposal will take place during the Planning and Zoning Board meeting on Tuesday, Feb. 6, at 6 p.m. The next two hearings will take place at both February City Commission meetings, scheduled on Wednesday, Feb. 14 at 3:30 p.m., and Wednesday, Feb. 28 at 3:30 p.m.
