New Wellness Center Proposed for New York Avenue

A project proposed by locally owned company Goodlives LLC may bring a new wellness center to Winter Park. The proposed plan, titled Goodlives Wellness Studio, consists of a 11,245-square-foot, three-story building with 22 surface parking spaces and four new public parking spaces on North New York Avenue.

Goodlives is intended to be a virtual, subscription-based wellness platform, and this building will act as a physical location to complement the concept. Patrons will be able to utilize the space for experiences touching on several wellness components including mental wellness, nutrition, exercise, relaxation, and more. The public will have access to wellness-focused retail and nutritious food and beverage options on the first floor, while access to other wellness components on the second and third floors will be reserved for use by members of the platform through appointment only.

The proposed site, 301 N. New York Ave., is currently occupied by a single-story laundromat. In order to construct the proposed three-story structure, Goodlives LLC will require approval from the City on several items including a conditional use approval, which is common for new developments in Winter Park.

The request was discussed initially by the Planning & Zoning Board during a December 1 meeting, where City staff described this redevelopment project as a “welcomed upgrade to the Central Business District” and voted unanimously in support of the project. The proposal will be addressed by the City Commission on January 13, 2021.
